This Leichhardt purchase was a good example of what a sensible investment can look like when you keep the brief clear and don’t get distracted by noise. It wasn’t about buying something flashy or trying to manufacture a story around the property. It was about securing a well-located, well-presented house on a generous block in an affordable market where the fundamentals still made sense.

The home itself offered a lot of what we like to see in this price segment. Three good-sized bedrooms, a large open-plan living and dining area, good natural light, practical storage, secure parking and a flat yard all gave it broad everyday appeal. That matters from an investment point of view. A property like this can speak to a wider tenant pool because it suits families, couples and longer-term renters looking for functionality rather than novelty. It also means there’s usually a clearer resale story later on, because future buyers can understand the asset straight away.

The block size was another plus. At 708 square metres, it gave the property a stronger sense of space than a lot of comparable stock, and that always helps. Bigger blocks, usable yards and houses with straightforward layouts tend to age better as investments than tighter, more compromised stock. This one also had a nice amount of flexibility underneath the house, along with enough room for storage or workshop use, which only added to its practicality.

From a location perspective, Leichhardt remains one of those Ipswich suburbs that continues to attract interest because it offers a fairly sensible mix of affordability and convenience. Close access to the Ipswich CBD, schools, shops, parks and transport helps support consistent tenant demand, while the suburb’s more affordable price point keeps it relevant for both investors and owner occupiers looking for value. In that sense, this was not a speculative buy. It was a straightforward acquisition of a clean, usable asset in an established area with a realistic rental profile and broad market appeal.

From an investment point of view, that was the attraction. A tidy house, on a good-sized block, in a suburb where the rent still made sense and the entry point remained accessible. Sometimes that’s the whole story. You don’t always need the most exciting property. Often, you just need the one that makes sense on day one and still looks like a smart hold once the deal is done.
