The selling agent negotiates property every week and represents the vendor. This service puts an agent on your side before price, pressure or emotion takes over.

Sometimes the right answer is to proceed. Sometimes it is to investigate further or walk away. All three can be valuable outcomes. Walking away before the cost, risk or emotion increases is not wasted effort.

You continue searching and attending the initial inspections. Once a property becomes a genuine target, send it to Kevin before you discuss price or make an offer.

See if it stacks up

We confirm your buying position, analyse comparable sales, speak with the agent and identify any obvious reason the property or likely price may not stack up.

Run the right due diligence

If it is worth pursuing, we coordinate the appropriate legal, building, pest, strata, finance or specialist checks, then help you understand what the findings mean for the purchase.

We inspect it

We physically inspect viable purchase candidates before a formal offer or auction commitment, considering the property as both a home and a long-term asset.

05.
Negotiate or bid

Before the pressure rises, we agree the evidence, strategy and your written limit. Kevin handles the selling agent, negotiates the price and terms, or represents you at auction.

06.
Stay supported through settlement

After exchange, Kevin stays involved with the agent, your conveyancer and broker as needed, including the pre-settlement inspection and any practical handover issues.

No. Negotiation is an important part of it, but the service begins before an offer is made. It includes property viability, comparable-sales analysis, due-diligence coordination, Kevin’s inspection of viable candidates, negotiation or auction bidding and settlement support.

Yes. Send it through as early as possible, ideally before you discuss price or make an offer. Kevin will quickly establish what has already been completed, what still needs to happen and whether there is enough time to do the remaining work properly.

The service covers unlimited properties during the 90-day term until you successfully purchase one property. If one does not stack up, the campaign changes or you miss it, the engagement can move to the next property.

Yes. We physically inspect viable purchase candidates before a formal offer or auction commitment. We do not attend every early open home. The initial price, agent, finance, contract and report checks happen first so the inspection is focused on a realistic buying option.

Yes. Auction preparation and bidding are included. Send the property through as early as possible. Before auction day, the contract, finance, value, reports, deposit arrangements and your written limit need to be resolved because there is no cooling-off period if you buy under the hammer. If there is not enough time to complete the important checks properly, we will tell you.

Send the property through anyway. We will assess what has already been completed and whether the remaining work can be done properly in time. If the important checks cannot be completed before you need to commit, we will tell you.

No. Your conveyancer or solicitor provides legal advice, while appropriately qualified inspectors or specialists provide building, pest, strata, planning, engineering or other technical advice. We coordinate with them and help you understand what their findings mean for the purchase.

The fee is fixed according to the maximum purchase budget you confirm when you engage us. Fees start from $3,750 plus GST for a budget up to $750,000. A 50% retainer is due when you sign, with the balance payable on exchange. If you do not purchase during the engagement, the balance is not payable.
