This Armstrong Creek purchase was a really good example of what a clean, modern investment property can look like when the fundamentals line up. It wasn’t about chasing something quirky or trying to get too clever. It was about securing a brand new, never-occupied home in a growing area where the appeal is easy to understand now and should still make sense years from now.
The property itself gave us a strong base. It’s a well-designed four-bedroom home with two living zones, a generous backyard, a functional family layout and good-quality finishes throughout. The park frontage was a big plus, as was the natural light through the main living space and the indoor-outdoor flow to the alfresco. Features like double glazing, solar, ducted heating, evaporative cooling and a low-maintenance setup only strengthened the case. For an investor, that all matters. It means the home should be easy to rent, easy to hold and attractive to a wide tenant pool.
From a market point of view, this was the kind of property that sits comfortably in the mainstream family segment, which is where we often like to be. Armstrong Creek continues to attract buyers and renters looking for newer housing, practical amenity and easy access to both Geelong and the coast. With schools, childcare, shopping, parkland, major roads and beaches all within easy reach, the area has the kind of everyday convenience that gives a property more depth than just a nice-looking facade and a sales pitch.
From an investment perspective, this was a smart, straightforward acquisition. We liked the combination of brand new condition, broad tenant appeal, low near-term maintenance risk and a location that should continue to grow into itself as the wider precinct matures. It gave our client a modern family asset with good livability, strong rental appeal and a solid long-term position, which is usually a far better outcome than buying something cheaper that comes with more compromise and less depth in the market later on.
