This Sunbury purchase stood out because it offered something that is becoming increasingly difficult to recreate at this price point: a substantial family home on more than 800 square metres of land. Set on a corner block within the established Strathearn Glen Estate, the property combined a strong land component with a renovated interior and the sort of practical features that give a home relevance to both tenants and future owner occupiers.

The floorplan was a big part of the appeal. Four generous bedrooms, two bathrooms and two separate living zones gave the home the flexibility required by a genuine family market. The main bedroom included its own ensuite, while the formal lounge and larger family living area allowed different parts of the household to use the home without constantly competing for the same space.

Importantly, the property had already received thoughtful updates in the areas that tend to matter most. The renovated kitchen, updated main bathroom and improved laundry helped create a comfortable, move-in-ready home without stripping away the character or proportions of the original house. Ducted heating, split-system cooling, strong storage and a double garage added another layer of everyday practicality.

The 813 square metre corner allotment was the feature that really separated it from more compact modern stock. Side access created useful space for a caravan, boat or trailer, while the fully fenced backyard, outdoor entertaining area and separate sheds made the property feel functional rather than simply large. It also preserved options for the property to evolve over time, subject of course to the appropriate approvals.

The location supported that family appeal. The home sits close to schools, shops, parks and walking tracks, within an established residential pocket that has been shaped around long-term family living. That gives the property a clear tenant profile today and an equally understandable resale story later.

This purchase was not about chasing the newest house or the cheapest entry point into Sunbury. It was about securing a well-presented family asset with land, usability and genuine points of difference. Renovated where it counted, spacious without being excessive and difficult to replicate on a smaller block, it gave our client a balanced investment with both immediate appeal and long-term relevance.
