This St Agnes purchase was about recognising the value in an established property with simple, useful fundamentals. A three-bedroom house on a 714m² block is not the sort of asset that needs a complicated story around it. The appeal sits in the basics: land, usability, rental demand and a location that already works for normal suburban living.
That was what made this one interesting. It was not a new build, and it was not trying to be a polished investment product. It was an older Adelaide home with a larger land component, a familiar layout and a history of being used as a rental. For investors, that can be a very practical combination. You are buying something that has already shown it can function in the rental market, while still holding a meaningful slice of land underneath the improvement.
St Agnes also made sense for the brief because it sits in an established north-eastern Adelaide pocket where everyday amenity does a lot of the heavy lifting. Access to local schools, shopping, services and surrounding employment nodes helps support the tenant profile, especially for renters who want a proper house rather than a more compromised dwelling type. It is not about chasing a fashionable suburb name. It is about buying into a market where practical housing still has a clear role.
From our side, this was a good example of finding value in something straightforward. The property had a strong block size, a clear rental use case and enough flexibility to remain relevant over time. It did not need to be flashy to make sense. Sometimes the best investment argument is simply that the asset is easy to understand, easy for tenants to use and backed by the kind of land component that can keep doing work in the background.
