Brisbane still attracts a lot of investor attention, but that usually means the easy story gets told too often. Not every good-sounding suburb is a good buy, and not every “growth corridor” deserves the confidence it gets. The job is not to buy into the Brisbane story. It is to buy the right Brisbane asset for your budget, risk tolerance and long-term plan.

  • Personal inspections, not third party walkthroughs
  • Street level knowledge, sharper buying calls
  • One process with local execution
  • Faster feedback and harder filtering

Meet our team

Our Brisbane investment team has you covered.

Strategy from Kevin. Local execution from Tracey.

Kevin Parker leads the investment strategy side of Parker Hadley, helping clients work out what role the property needs to play, how much risk actually makes sense and where to stay disciplined. His approach is grounded, practical and very focused on avoiding the kind of decisions that only look smart in a spreadsheet.

Tracey Leske brings more than a decade of buyer-side experience to Parker Hadley’s Brisbane offering, along with a reputation for being practical, strategic and refreshingly straight with clients. She’s worked across hundreds of purchases and also brings experience in renovation and development, which gives her a strong feel for both value and risk. For Brisbane investors, that local judgement matters. Together, the model gives clients one Parker Hadley strategy with local execution where it actually counts.

How we work

Our process stays the same, but the local lens matters. In Brisbane, it is about matching the right suburb and asset type to the strategy, then buying with proper due diligence and grounded local knowledge.

01.
Discovery + Strategy

We start with budget, borrowing capacity, risk tolerance, preferred cities, timing and long-term goals. Then we set the brief: target property type, price band, suburb filters, yield/rent expectations, renovation appetite and the buffer you’ll keep.

02.
Search + Shortlist

We scan broadly, then narrow to a focused shortlist that fits the brief. We compare suburb quality, tenant demand, market depth and resale strength so you’re only seeing realistic, investable options.

03.
Inspect + Due Dilligence

Once a property is shortlisted, we validate price and rent evidence and check key risks: building condition and renovation upside. We also do a check of the contract to pick-up on any red-flags. The aim is evidence over emotion.

04.
Negotiate + Purchase

When it’s the right one, we set the limit, shape the offer terms and run the negotiation to contract. We coordinate with agents, solicitors and brokers so you move quickly without overpaying.

05.
Settlement + Management

After exchange, we guide finance milestones, key dates and settlement checks. For investments, we also help with leasing setup, rental positioning and handover to a property manager for a smooth start.

Success Stories

We love seeing our clients invest well. These stories show how clear strategy, local execution and disciplined buying can turn a broad Brisbane search into the right long-term result.
Investing

A Frankston family home with space that works

We secured this established Frankston home because it combined four bedrooms, two genuine living zones and a family-sized 660m² block, giving our client broad tenant and resale appeal without relying on major future work.

Investing

A $20k head start in Griffin

We secured this three-bedroom Griffin townhouse for $755,000, despite the property being advertised with offers over $789,000. A bank valuation of $775,000 shortly after purchase gave our client an immediate $20,000 valuation margin and strong independent support for the price negotiated.

Investing

More family home without more land to maintain

We secured this modern Junction Village property because it delivered the proportions of a substantial family home on a manageable block, combining four bedrooms, multiple living zones and excellent indoor-outdoor functionality.

Investing

Established Sunbury family home with land on its side

We secured this Sunbury property because it offered something increasingly difficult to replace: a renovated four-bedroom family home on an 813m² corner block, with genuine side access, multiple living zones and room to evolve.

Investing

Redlands Coast investment with family appeal and lifestyle depth

We secured this Victoria Point property because it offered a strong balance of practical family housing and coastal-lifestyle appeal. A four-bedroom, two-bathroom home on a 575m² block, positioned in a quiet cul-de-sac, gave the asset a clear rental profile in an established Redlands Coast market.

Insights

Looking to invest in Brisbane? Our insights focus on the things that actually matter to investors, including market selection, asset quality, value versus hype, borrowing pressure and the kind of property that still makes sense once the excitement fades.

Frequently asked questions

An investment buyer’s agent helps define the brief, narrow the right suburbs, assess value properly and negotiate with more discipline. In Brisbane, that often means helping investors avoid the gap between what sounds exciting and what actually stacks up.

For many investors, yes. Brisbane has long-term fundamentals, population growth and a wider range of price points than Sydney. But it also has flood considerations, patchy suburb quality and big differences between stock types, so discipline matters.

Flood exposure, weaker pockets near stronger pockets, poor-quality new stock, compromised townhouses, overpaying after strong growth and buying too much into a broad “Brisbane is booming” narrative.

That depends on the brief. In some locations, houses will still be the clearest lane. In others, a carefully selected townhouse can make more sense. Units can work too, but they need sharper due diligence around owner occupier appeal, supply and building quality.

Yes. That is exactly what the model is for. We combine strategy and oversight from Parker Hadley with trusted local buying support on the ground in Brisbane.

Because good Brisbane buying is about more than suburb lists and rent estimates. The right outcome usually comes from local inspection, grounded judgement and not getting talked into a property that “should” work but does not really pass the smell test.
