This Junction Village purchase stood out because it delivered the proportions of a substantial family home without the maintenance burden of an oversized block. Built in 2021, the property offered approximately 245 square metres of internal space on a manageable 448 square metre allotment. It was a strong example of a modern home using its footprint particularly well.

The family-focused layout was central to the appeal. Four bedrooms, two bathrooms and two separate living zones gave the home the flexibility to accommodate a range of households. The main bedroom included a walk-in robe and private ensuite, while two additional bedrooms also featured walk-in robes. Positioning the secondary bedrooms together toward the rear created a practical separation between the parents’ and children’s areas.

Generous ceiling heights and oversized internal doors helped the home feel larger and more considered than standard project-built stock. At the front, the separate lounge could function as a retreat, playroom or media space. The main open-plan living and dining zone then connected directly to a generous undercover deck, giving the property an entertaining area that could be used throughout much of the year.

The home also offered a straightforward holding profile. Gas ducted heating, additional heating and cooling, ceiling fans, secure internal garage access and a fully fenced yard meant the important everyday features were already in place. A security camera system, alarm and smart front-door lock added another layer of practicality for future occupants.

From a location perspective, the property sits within easy reach of schools, childcare, sporting reserves, playgrounds and walking trails, with straightforward connections to Cranbourne, Botanic Ridge and the surrounding employment and retail areas. That supports a clear family tenant profile while preserving the broader owner-occupier appeal that should matter when the property is eventually resold.

This purchase was ultimately about securing more usable home within a sensible overall footprint. It gave our client four proper bedrooms, multiple living areas, modern presentation and meaningful outdoor space without relying on excessive land or future renovation work. Comfortable, functional and easy to understand, it was the sort of family asset that should remain relevant to both tenants and owner occupiers over the long term.
