This Grovedale purchase was about buying into a market where the property itself had a bit more depth than the basic numbers suggested. That was the appeal here. We were not just looking at a house that could be rented out. We were looking at a home that could make sense to a real household. That gives the investment case a more practical foundation.

From our side, this was about recognising a property that had both function and feeling. The land component gave the asset substance, the bedroom and bathroom mix gave it a clear tenant audience, and the home had enough everyday appeal to avoid feeling like a purely numbers-driven purchase.
