Tightly held Redcliffe asset with scarcity on its side

This Redcliffe purchase stood out because it had the sort of scarcity that’s easy to talk about but much harder to actually buy well. Held by the same family for almost 31 years and sitting just 200 metres from Suttons Beach, it was the kind of property that already told you something important before you even got into the details. People do not tend to hold onto homes in this sort of pocket for that long unless the location genuinely matters.

From an investment point of view, what we liked was that it gave our client more than one way to be right. The existing home was solid, well cared for and immediately usable, with timber floors, good natural light, a practical single-level layout and a strong sense of character. It had enough charm and functionality to appeal to a broad buyer and tenant market, while the rear deck, leafy yard and flat block gave it the sort of everyday livability that keeps a property relevant. It was not trying too hard. It just made sense.

The bigger layer, though, was the land and location. A flat 430 square metre block in a tightly held beachside street, with urban neighbourhood zoning and future development potential subject to council approval, gives the property a level of flexibility that a more compromised asset simply does not have. That does not mean the strategy relies on redevelopment. It means the asset has more than one future buyer story, which is always valuable. A good investment property should not rely on one narrow outcome to justify itself.

Just as importantly, this is a part of Redcliffe with very obvious owner occupier pull. Walkable access to the beach, cafes, markets, schools, shopping and hospital all adds up to a location that feels easy to live in, not just easy to market. That matters for investors because owner occupier demand is often what underpins better long-term resale depth. In simple terms, we were not just buying a property near the water. We were buying a well-located piece of land in a part of the peninsula people already know they want to be in.

From our side, that was the attraction. A tightly held beachside asset, on a flat block, with existing usability, future flexibility and clear long-term appeal. It is the sort of investment that does not need a dramatic story wrapped around it. The fundamentals are already there.
