Is That Rental Appraisal Realistic? How to Check the Rent Before You Buy

Reading time 7 minutes

The listing says $750 a week. The rental appraisal says $700 to $750. The spreadsheet, naturally, says $750.

Nothing dishonest has to happen for an investment purchase to become too optimistic. The buyer only needs to take the highest reasonable estimate and quietly treat it as a guaranteed starting point.

Before buying an investment property, the useful question is not who has given you the biggest rental appraisal. It is what evidence supports the rent, how long it may take to secure and what has to be true about the property for a tenant to pay it.

Strategy first. Local execution. No hype.

An appraisal is an estimate rather than a lease

A rental appraisal is a view of the rent a property could achieve under stated conditions at a point in time. It is different from the asking rent in a live advertisement, the amount an existing tenant currently pays and a confirmed rent under a signed tenancy agreement.

Those numbers can all be useful. They answer different questions. A freshly renovated house might justify more than its long-standing tenant pays, while an advertised asking rent may be sitting above what applicants are prepared to accept.

Also separate a local property manager’s appraisal from an automated rental estimate. Both can inform the assessment, but you need to understand the comparable properties, inspection limitations and assumptions behind each. A number does not become more reliable because it arrives in a polished PDF.

The current rental market makes that distinction worth testing

Cotality’s October 2026 Rental Review recorded national rent growth of 0.5% over the September quarter, compared with 1.6% in June. The national vacancy rate rose to 2.1%. Conditions varied: Sydney dwelling rents fell 0.4% over the quarter, while Darwin recorded 5.8% growth.

The implication for a buyer is modest but important. National rental pressure does not prove that the upper end of one property’s appraisal is achievable. Evidence from the relevant pocket and property type should carry more weight than a broad claim that rentals are tight everywhere.

Ask for recently leased comparables

Request the properties that support the appraisal, when they leased and the achieved rents where those can be verified. A collection of active advertisements only tells you what other owners are asking.

Compare the home a tenant will actually occupy. Bedroom count is a starting point, not the whole assessment. Usable living space, air conditioning, parking, outdoor areas, storage, noise and access to everyday services can change the rental decision.

A three-bedroom townhouse with a single garage is not automatically comparable to a three-bedroom detached house around the corner. Nor should an unrenovated property inherit the rent of a renovated one because the suburb and postcode match.

Evidence What to verify
Recently leased homes Achieved rent, lease date and whether the property genuinely competes with yours.
Current listings The alternatives a tenant can choose today and how long they have been available.
Property condition Whether the estimate assumes repairs, upgrades or features the home does not yet have.
Appraisal range What distinguishes the lower figure from the upper one and the likely leasing period.

Get another view before adopting the top number

Ask a local property manager who is not involved in selling the home to provide a second opinion. Where possible, have them inspect rather than work from listing photographs alone. Tell them you want a realistic leasing recommendation, not a number that makes the purchase feel comfortable.

Two appraisals are not a mathematical vote. If they differ, find out why. One manager may be assuming new carpet, a quieter position, different parking or a longer marketing period. Another may have better evidence from recent leases in the same complex.

Ask each manager what they would recommend advertising today, what demand they expect at that price and when they would review an unsuccessful campaign. Record the date and assumptions so you know when the appraisal needs refreshing.

Test how long the higher rent takes to earn back

Consider an illustrative purchase where $700 a week appears well supported and $750 is the optimistic case. At $700 for 52 paid weeks, scheduled gross rent is $36,400. At $750 with four unpaid weeks at the start, first-year collected gross rent is $36,000.

The higher weekly figure produces $400 less in that example. The four-week delay gives the $700 option a $2,800 head start. A $50 weekly premium then needs 56 occupied weeks to catch up, assuming rents and occupancy otherwise stay unchanged and before allowing for differences in fees or other costs.

This is arithmetic, not a forecast of leasing times or advice to discount every property. It shows why weekly rent and annual income should not be treated as interchangeable. The right asking rent depends on actual demand and the owner’s circumstances.

Check what needs to happen before the appraisal becomes achievable

If the proposed rent depends on air conditioning, fencing, appliances or a cosmetic refresh, price that work before relying on the income. Check whether the work is permitted, what it costs and whether it delays the first tenancy.

For an already-tenanted purchase, obtain the lease, rent ledger, last increase date, bond information and any relevant notices through the appropriate professionals. An appraisal of market rent does not mean you can reset the existing rent on settlement. Lease terms and state or territory rules need checking with your property manager and legal adviser.

A rental guarantee also needs separate investigation. Read who is promising the payment, the term, exclusions and what happens when it ends. Do not mistake a contractual promise from one counterparty for independent evidence of sustainable tenant demand.

Use the supported rent in the buying decision

Build the base case around rent you can defend with current evidence. Then test a lower figure or a longer vacancy period. If a small adjustment makes the purchase uncomfortable, revisit the price, the property or the budget rather than asking the appraisal to rescue it.

Our investment property calculator can help compare assumptions. It cannot verify the weekly rent you enter. Management fees, maintenance, insurance, rates and other ownership costs still sit between gross rent and the cash available to support the loan.

Rent is also only one part of asset selection. Our article on owner-occupier appeal explains why the future resale market matters alongside the first tenant. A well-supported appraisal cannot fix a poor location or a compromised property.

Questions to send with your next rental appraisal request

  • Which recently leased properties support this estimate, and can the rents be verified?
  • What material differences have you allowed for?
  • Have you inspected the property, and what work does the estimate assume?
  • What would you advertise it for today, and when would you review that price?
  • What competing stock could be available around settlement?
  • What current lease terms or local rules could affect the rent I can actually receive?

The Parker Hadley view

We want the rent to survive a few awkward questions before a client relies on it. A defensible appraisal helps us assess a purchase. An optimistic one can make an ordinary property look much more persuasive than it deserves.

Parker Hadley’s Australia-wide investment buying service combines local property assessment with coordinated due diligence and negotiation. Rental evidence belongs in that process before the offer, rather than becoming a question left for the property manager after settlement.

Frequently asked questions

Is a rental appraisal guaranteed?

No. An appraisal estimates achievable rent on stated assumptions. A separate rental guarantee is a different arrangement and needs its own legal and counterparty assessment.

Should I use the top of the rental appraisal range?

Only if the evidence supports it and you understand the conditions and likely leasing period. Test a more conservative scenario rather than treating the upper number as certain.

Are asking rents good rental comparables?

They show current competition, but they do not establish the final rent agreed. Recently leased, genuinely comparable homes are more useful when their achieved rents can be verified.
