From a year of searching to a smart buy in two weeks

This was a really good example of what can happen when the brief is clear and the process gets sharper. Our client had been searching on her own for around 12 months without much luck. That’s not unusual. Plenty of buyers spend a long time looking, but without a tight strategy it’s easy to burn weekends, second guess everything and never quite land on the right property.
Once she came on board, things moved quickly. Within two weeks, we’d secured this home in St Albans Park for $498,000. It wasn’t flashy, and that was part of the appeal. What we liked was that it was a clean, sensible house in a practical location, with broad tenant appeal, low maintenance requirements and the sort of layout that works well for a wide part of the market. Three bedrooms, two bathrooms, open plan living, a north-facing backyard and a quiet court position gave it a lot of everyday appeal without asking the buyer to overreach.
From an investment point of view, it stacked up for the right reasons. It sat in an affordable price band, had a realistic rental profile, and offered the kind of functionality that tends to attract steady demand from tenants and future buyers alike. Access to schools, transport, local shopping and key Geelong links only strengthened the case. It was the sort of asset that made sense on day one and didn’t rely on hype, renovation heroics or a perfect market to justify the purchase.
What’s made the result even better is how it’s performed since. The property was recently valued at $640,000, which has created a meaningful uplift in equity in a relatively short period of time. That has now put our client in a position to look at buying her second investment property, which is exactly the kind of momentum we want a first purchase to create. More than anything, this was a reminder that a good first investment doesn’t need to be complicated. It needs to be bought well, priced well and chosen with enough discipline that it still looks like a smart decision once the excitement wears off.
