PROPERTY INVESTMENT FAQ

How long has your company been investing in property?

Close to 10 years now and in that time we have bought close to $300 million worth of property.

How long does it take to buy a property?

Typically, 2-3 months as we reject far more than we purchase. Or we miss out based on pricing as we aren’t aggressive in our offers, and we need to see value at the price point we pay.

Do we have solicitors, conveyancers, insurance brokers, Pest & Building inspectors & property managers we can recommend?

Yes, we can set the client up with every profession they need in the purchase process.

Do we take any referral fees from agents, building inspectors, insurance brokers and so forth?

No, never. We recommend someone because they do a good job, full stop.

How many clients do we have at any one time, and do they ‘compete’ for properties?

We have anywhere between 20-50 active clients at any given time. However, we won’t ever take on more than three looking for the same property type, in the same location, for the same price point. Even though some may be in the same location they will typically have different budgets, one might want a renovator and one not, one a development site and the other not and so forth. This volume of clients is supported by an internal property team of 6 full time advisors and 6 dedicated valuers who undertake weekly inspections for us.

What information do clients get after they have purchased, any or is that it?

We do an annual report on how the market is performing, not a valuation, but more a market update. We also release reports every year that show how each market we have purchased in is tracking year on year with some commentary around that. We also do 3-4 zoom information sessions a year on each market and what we are seeing on the ground. We don’t call each client annually, but we always welcome them to call us if they have any questions or want to invest again.
