COMMON FAQs

Our FAQ below covers some of the most common enquiries concerning our services and property purchasing procedures. Parker Hadley strives to make your property purchase as easy as possible, from our innovative  strategy to our expansive network, we are experienced in assisting first-time buyers or seasoned investors acquire their property. 

What is a Buyers Agent?

Simply put, we are the opposite of a selling agent, we work for the buyer, not the seller. We do everything for the buyer that the buyer would normally do for themselves, but better and faster. We search, research, attend open homes, carry out inspections, deal with the agents, do our due diligence, negotiate on price and everything else in-between all the way through to settlement and moving in day. We also have a wide network of real estate agents we work closely with meaning we get access to a lot of off market properties. We save our clients lots of time and stress, and we make sure we negotiate the lowest price possible for the property, which kinda goes without saying given I’m Scottish!

What is the difference between a Buyers Agent and a Real Estate Agent?

The difference is around who they represent. A buyer’s agent should exclusively represent the buyer just as the real estate agent should represent the seller, or commonly known as the vendor. There should be no blurred lines and if you feel like there is you should raise it with your agent.

Do Real Estate Agents like working with Buyer’s Agents?

100% YES! We have solid relationships with a number of Real Estate Agents, and we have a great working relationship and mutual respect for each other. Real Estate Agents love working with us for many reasons. They know our clients are preapproved and ready to purchase, as opposed to some of the time wasters out there. They also know we are there to get a deal done and that we know the process to make that happen smoothly saving everyone time and stress in the process.

Do you get access to Off-Market properties?

We absolutely do! We receive emails on a daily basis from agents telling us about off market properties. We also get invited to a private inspections that we can take our clients to before the property gets sent out to other buyers and buyers agents.

Can you keep our dealings confidential?

Yes. No problem at all. A lot of our clients value their privacy, and the only time you need to reveal your identity is when you sign the contract.

How long will it take to find me a property?

Buying a property is one of the biggest purchases you will make in your lifetime, and you do not want to rush that! You want to get it right because once you buy a house you can’t just trade it in like a car you don’t like! Buyers Remorse is a real thing, and we make sure our clients never have that. On average however it takes us 2-3 months to find our clients that perfect property.

How long does your contract last for?

We sign all our clients up to a 6-month exclusive agency agreement, which means exactly what you think it does. If we don’t find a property within that 6 months we can then discuss an extension, which has never happened to us and rarely happens at all.

Do you do Negotiation and Auction only?

We sure do! If you have the time to search and go to open homes, once you have found that perfect property we can step in and make sure you get the best deal possible for that property. We can also just go to auction for you if auctions and the pressure & emotion around them are not your thing.
